First Impressions last - How to WOW your visitors!

Those of you who know me will know that I love entertaining. I get so much happiness from having my nearest and dearest in my home, whether it’s celebrating the special moments in life or just having a few cheeky wines with the girls for no particular reason. Creating good energy and positive vibrations in my home makes me so content. I love transforming my home into a comfortable and appealing environment that my guests look forward to visiting. I normally try mix it up a bit with a new “theme” or ‘concept,” so each and every time, I am creating a unique and exciting experience for my guests. In saying this, the one thing I always do is engage the 5 senses.

GeorgiaEzra-BalwynHome-AmeliaStanwix-web33.jpg

Below are some of my top tips on how you can engage the 5 senses to create a lasting first impression on your guests!

StudioEzra_Brighton Escape_Interior.jpg

Music

Lets just say “Hey Google, play …” is a V popular term in office and my home. Put on some mellow tunes or if sticking to a particular theme, don’t be afraid to go all in with the tunes! A couple of months ago I had a Spanish-fiesta themed dinner party and we organised a live Spanish band as the entertainment. Over the top? Maybe. But did it wow the guests - Absolutely!

Mood Lighting, candles and ambience

Consider what mood you are going for. Dim the lights to create a romantic and cosy mood and don’t forget, a few candles go a looong way. You should consider the scents of the candles too.

StudioEzra_Georgia_Ezra_kitchen.jpg

Table arrangements

Creating an aesthetically pleasing space is the first step to wowing your visitors. If you are having your visitors over for a dinner party or a Sunday lunch, the first thing to make sure you nail is the table setting. And you don’t have to spend bucket-loads of money to create classy and gorgeous table settings either. One hack I love doing is to put some freshly cut kale (straight outta my garden!) into vases. Simple, right? If you feel like treating yourself, grab some gorgeous flowers from your local florist and adorn your table with as much flora and fauna as you please!

GeorgiaEzra+Decor.jpg

Food food food

Everybody loves food, and if anyone says they don’t, they must be lying. Even if you are not hosting a full-blown dinner party, it’s always nice to have delicious food and snacks for your guests to nosh on. Be prepared and make sure you have something yummy on offer. If it’s just a casual hang-out, throw together a super quick and easy dip the night before and serve with corn chips. Consider a home-made sweet treat to give your girlfriend alongside her cup of tea. These little details always go so far.

If you are hosting a dinner party, my one piece of advise is to not cook something you have never made before on the day of the event. Let’s be honest, even if we follow a recipe word-for-word, sometimes S&#T can go pear shaped very quickly - hehe. Avoid the stress and present something you are totally confident in making.

How do you wow guests in your home? I would love to learn some tips from you!

The safest cleaning product for your home: Murchison - Hume

Georgia Ezra toxic free home interior design Murchison Hume

It’s no secret that I am a huge advocate for toxin-free, healthy products; my love for Murchison-Hume should not be surprising as it goes hand in hand with these philosophies.

Having a toddler and being pregnant, it is of utmost importance to me that my everyday tasks and surroundings compliment a safe household and living environment.

What many people are not aware of, is that many eco-friendly cleaning options are loaded with synthetic dyes and fragrances. This was the catalyst for the Murchison-Hume founder (a determined mum whose child had some allergic sensitivities) to create something that was genuinely safe and effective.

And what a job they have done.

GeorgiaEzra+MurchisonHume+TilesOfEzra+.JPG

I have recently had the opportunity to trial their brand new range of signature products including their Heirloom Dishwashing Liquid.

As much as I love the delicious fragrances they offer (like Australian White Grapefruit, and Original Fig,) I was pleased to discover they have launched a fragrance free variant too!

The whole Murchison-Hume range is made from plant-based, non-toxic ingredients so it’s really safe to use in the home. A very small amount of fragrance is added to their fragranced variants to give them their beautiful scents, but fragrance in any volume can be an irritant for those who suffer from very sensitive skin.

Georgiaezra_MurchisonHume.JPG

So.. in a nutshell it’s taking an already safe product to an even safer level. I personally think this is an especially great option when cooking. By using a fragrance-free detergent, you avoid having any scent on your utensils, hands and benchtop- and not having anything hinder the smells of what we are creating is a real plus, allowing the fragrances of what you are cooking to really sing!

If those weren’t enough to convince you, as a bonus, regular use also helps to keep your plumbing clean and odour free. Have gleaming, guilt-free dishes while simultaneously improving the environment? Ticks all my boxes!

How to style your powder room

Your powder room may be small, but it is possibly the best place to showcase your home's signature style. In reality, most people that visit your home will enter your powder room at some stage.

So here are my my top tips on how to style it!

Interior Design - Studio Ezra Tiles - Tiles of Ezra

Tiles - Tiles of Ezra

Beautiful hand soap and hand cream

Is there anything more unappealing than a grotty, old bar of soap. Opt for a beautiful, matching hand soap and cream set to delight your guests. This is not only neat but also feels somewhat luxurious.

Don't forget to consider how the soaps will look in the powder room. A lemongrass and coconut handsoap might smell absolutely delicious, but how will that bright yellow and brown bottle go with the finishes in your bathroom?

Hand towels

I would advise either opting for gorgeous linen-like thin cloth or something really fluffy and cozy. What you prefer is up to your personal preference. Why not go for a bold print to really bring some life and character into the space.

Plants Plants Plants

Bring a small indoor plant or even some freshly cut flowers to the powder room to make it feel extra lively and homely. If you are bringing a plant in make sure it is exposed to the sunlight it needs. This will vary depending on the type of plant you choose.

Candles

Light it up, baby!

All about the tray

Put your candles or soaps on a small tray to add an extra dimension and layers to the space. I personally love the brass, Moroccan look however this will depend on the style of your home. I have seen chic perspex, mirrored trays which look fab in a really modern home!

Less is more

Powder rooms are conventionally small. DO NOT OVERCLUTTER the small surface area that exists. We don't need to see every flavour of soap and hand-cream you own. Choose one and keep it simple. Less is certainly more!

Do you have anything in particular you are struggling with when it comes to styling your powder room? Let me know in the comments below. I would love to assist you!

Selling your Home: How to make the best out of your campaign

Inspections are not a walk in the park. I learnt that first-hand during my recent campaign to sell my own house. Subsequently, I thought it was fitting to go into detail of how to take your inspections to the next level. Inspections show potential buyers how they can consider life in their potential home. So it is imperative that you portray the most desirable home scenario possible..

StudioEzra-GeorgiaEzra-AmeliaStanwix-bathroom-zellige.jpg

Never leave a half used toilet roll in the bathroom

This is basically like saying “yep, I just took a poo this morning.” You want your home to feel as though no one has lived there before; as if its brand spanking new. You don’t want it to feel as if someone else is currently living there.

The toilet bowl

Further to toilet paper.. Please make sure your toilet bowls are clean. No skid marks thank you.

Remove all family photos

Family photos mean occupation - the one thing you want is for potential buyers to walk inside your home and see themselves living there - connect, fall in love and become so attached. By leaving family photos out, all you are doing is causing your potential buyers to block that connection. All they will be able to visualise will be you living in the home - not them.

What is the first thing that will make an impact on entry?

Smell!

What do your potential buyers smell? It is so important that your home smells fresh and appealing.. During my campaign, I had candles and essential oils on for at least 30 minutes before the openings. I wanted potential buyers to walk into my home and feel something.. There is nothing worse than walking in to a bedroom and smelling that stale smell of someone else.

MUSIC

During my openings, I have had Moroccan, soulful music playing in the kitchen. Not only does this show potential buyers what the home will be like when the music is on and they are occupying the house but it also “transports” the buyers. Music makes every moment more magical.. why wouldn’t we all want to make our openings more magical and almost mystical for our potential buyers.

The C Word

Clutter - GET RID OF IT.No one wants to see or feel a messy home. Clean your drawers - I promise you they will be opened. I have attended many showings myself and I can honestly say I am so turned off when I go to a viewing and open a cupboard door and everything is shoved and jammed packed into the drawers and cupboards. It is just not appealing. This campaign, I made sure all my cupboards were in order (we generally keep everything super tidy behind doors, but I made extra effort to remove some clutter from the pantry. It makes me feel amazing too!)

GeorgiaEzra-home-highres40.jpg

Kids toys - a Big No No

The reality is that when you have kids - young and old - their stuff is strewn across living rooms and bedrooms . Often, to you, this cr*p becomes the norm and part of the furniture... but this is not the case for someone who is visiting your home. It sticks out like an iceberg. During our campaign, all of Jesse’s toys, tables, and 'stuff' was taken out of the living room. We knew our home would appeal more to someone without kids so we wanted to show the house as if there were no kids in the main areas (his bedroom we left as is obviously!)

Flora and Fauna

Quite simply, a must.

GeorgiaEzra_HealthyHome.jpg

Towels

Putting fresh fluffy towels is a must for every single inspection. You basically want new buyers to walk in to your home and feel that no one has lived here before and that they will be the first! Crunchy paper style towels, a big no no.... Wet and recently used towels.. a no no... smelly towels... a no no :)

Have I left any must do’s off the list? Let me know in the comments below!

10 steps for a Healthier Home

1. The science of Natural Light

Natural sunlight causes our brain to release a hormone called Serotonin – this being the happy hormone and feel good neurotransmitter – so this means that without sunlight in our homes we are in fact exposing ourselves to the risk of depression, anxiety and an array of other yucky symptoms. Open the blinds and let some natural light and fresh air flow through your home every day!

2. Bring greenery in

Indoor plantation and nature is directly linked to mental and emotional development, reduced stress, and improved concentration. Pick some fresh flowers from the garden or even throw some kale into a vase if you are looking for an easy but beautiful quick-fix.

Georgia Ezra Studio Ezra Balwyn Home Bedroom Design-Amelia Stanqix.jpg

3. Make your bed

The morning rush often gets the better of us all. Whether we are scooting off to work or to drop the kids off at school or even to make it to our morning gym sesh on time, we often overlook the simple act of making our bed. The tone of your entire day is set in the first hour of being awake. The way you choose to spend this time will either set off a flow of events that will end up in an inspired, positive day ahead of you, or the contrary. Making your bed in the morning before you leave the house is imperative to increase productivity and motivation, harvesting hours of efficiency throughout your day.

4. Clean out your refrigerator door

We are all guilty of this crime. I have seen too many outdated children's timetables and take-aways menus stuck to the front of friends’ fridges to count.

Studies have shown that there is a direct link between the amount of clutter in one’s home and the number of items stuck to the front of the fridge door. Further to this, perform a fridge audit every 2 months. Are there opened and unused mustard jars, jams that have gone old etc? Get rid of everything you can in your fridge door to propel you into a field of inspired and positive orderliness!

Georgia Ezra Healthy Home .png

5. Invite friends over

A healthy home is a happy home. And true happiness is created in the company of friends and family. Spending quality time with your friends and family at your house will ensure your home is always kept to a high standard. When you know you are entertaining, you take pride in your space!

6. It's all about the smell

Essential Oils. Candles. Fresh flowers. Enough said. Excite the senses and watch how your overall mood changes.

7. Adopt the rule of 5 to keep your home tidy

I am by no means perfect. I am only human which means ofcourse there are times when there is a slew of Jesse’s toys decorating the living room and piles of clothes on my bedroom floor. But this is seriously the easiest hack! All you need to do is adopt a simple rule of five to have a healthy abode. Every time you get up from your desk or walk through your home, select five things to put away. Alternatively, each hour set aside five minutes for organisation. By the end of the day, you could have accumulated an entire hour of cleaning.

8. Don't overlook your front door

Your front door is an incredibly prominent feature of your home. Ensuring that this entry way is uninterrupted and opening freely has a profound effect on the energy that flows through your home via the front.

9. Sort out your paperwork

You may not realise it but those piles of old paperwork on your desk have a tremendous effect on your psyche and emotional wellbeing. Go through them, chuck out the papers you don't need and file the important ones away. You don't need to see them piling up every day. This will work wonders for your health!

10. Leave your phone and computer outside the bedroom

In today's day and age, this may seem like an impossible task. Just a "quick" scroll through your instagram feed before bed seems so normal. But sleeping with your phone next to your bed can lead to chronic sleep deprivation and poor sleep quality.

I cannot stress enough the importance of keeping your bedroom phone and computer free. Studies have proven that people who sleep with their phones outside of their bedroom enjoy a better quality of life and have seen improvements in their overall happiness and quality of life.

What do you do to keep your home healthy? I would love to hear!

Taking Out the Heartache when Designing: Georgia's Golden List

Most of the people I speak to are terrified of renovating and redesigning their homes, especially when they don't have much choice but to do it on their own. Budget constraints and various other factors restrict people from hiring designers to do their homes for them and this creates a lot of fear, anxiety and heartache. I totally recognise that renovating or refurnishing your home can be an extremely daunting experience to say the least – essentially you are gambling with unknown products, unfamiliar suppliers and huge expenses without being 100% sure that your final result will even achieve what you wanted in the first place. But.. in actual fact, the prospect of designing a space for you and your family to love, enjoy and call 'home' for years to come should bring about excitement and happiness! So.. what am I getting at?  I have the perfect tool to ease you through this seemingly cumbersome effort!

Give Your Rental the Glow it Deserves.. And LOVE Your Home!

Make your rented house a home

I know first hand what it is like to be frustrated when renting and feel like you don’t have control over what you really want to do with your home; the struggle between wanting to personalise your space, but not being able to. I rented for 5 years, and I always held back! I never used my nice crockery or tableware. I kept everything boxed up just waiting for that perfect home, and I can certainly say that I regret doing that, because it was undoubtedly the cause of a lot of internal dissatisfaction. We commonly hold back from buying good quality and expensive pieces of furniture because we feel like it’s a poor investment to put money into an item that may not suit a more permanent or purchased house in the future. However, not putting energy into your rental will find a way to creep up on you and cause frustration.

Ultimately, if you are renting a property it is a necessity to take advantage of your current living situation. You can do better and actually love your surroundings, even if they are temporary! You should not have to be frustrated and disgruntled every time you walk through your front door..

tiles of ezra moroccan tile kitchen splashback.jpg

This is a perfect opportunity to trial a variety of styles you like because it’s a temporary space that you can use to experiment, live out and personalise! Own your home (regardless if you actually do own it) and make it yours. There are loads of ways you can decorate or style your rental property keeping within the restrictions you have to work to, you just have to have an open mind!

you don’t have to spend big to see results!

There are so many minor things you can do that will revamp your rental and make it a space that you are genuinely proud of. Here are a handful of my tips:

  • Don't like your floor? Why not buy a gorgeous rug to detract from it! And if or when you move one day, you can easily find a spot for it in your new home!
  • DO NOT HOARD. Declutter and get rid of the items that you are holding on to but that don't serve you properly anymore. The more space you have, the easier it will be to find a good piece of furniture or objec
  • Bring flora and fauna into your home! Fresh flowers, planters and greenery can make the world of difference. Not only will this help you connect with nature, this will help you reduce stress and is directly linked to mental and emotional development.
Studio Ezra interior design dining room.jpg
  • Put your best photo forward..  Cute photographs and pictures will help the space feel far more homely, warmer and personal and are also a cost-effective way of decorating the space.
  • Mirrors help reflect natural light and create an illusion of more space. This will elevate the space enormously!
  • Purchase or put out coffee table books and stunning 'objects de art' that have personal significance to you. Don't focus on what is "in fashion" or what your friends have in their spaces; focus on the things that are important to you and inspire you. These pieces do not necessarily to have a high monetary value yet they will make your rental glow with personal style.
Studio Ezra Moroccan Mediterranean Living Room Design.jpg
  • Use your nice hand towels, crockery, cutlery and candles. Many people 'save' their stunning pieces for "one day in their own home." This type of thinking will only cause you unhappiness and angst. USE THEM TODAY! Feel proud to have gorgeous things in your home, even if you do not own it per se.

Look ON the brightside

There are definitely positives involved in renting.  With every home you rent, should come a more refined sense of what you want in your "forever home." Renting will help you to identify and know exactly what you want and need so when the time comes, you will be well prepared with clear-cut ideas and little indecision! Focus on what you want rather than what you don't want. This positive thinking will also improve your lifestyle with general energy to attract positive experiences!

Ultimately you need to look at what inspires you, reflects your own personal style and what would make the home a space you love!  In the mean time, I want to hear your best kept secrets about what you do to jazz up your rental? Hit me up in the comments section below!

The Rituals I Can't Live Without!

We all have our own little things which we do each and every day that make us feel a little more like ourselves. These rituals are personal and differ from person to person. These are the things that I do, day in and day (or should I say night) out, that make me feel refreshed, revitalized, alive and grounded!

Morning Rituals

1.      I am entirely devoted to my body and my mind and making sure that in the first hour of my day everything starts with a positive is a MUST. Normally, Jesse wakes up at 6am so he comes to snuggle in bed with me where I am spoilt with cuddles, laughs and giggles. The minute we are up, I quickly make my bed. No matter what, my bed is made within the first hour of my day.. if my bed is not made, I feel scattered, disorganized, and messy! I always want to start the day on a positive!

Studio Ezra Georgia Ezra bedroom boho inspo.jpg

2.     I pop on the diffuser in my kitchen. Each day the scent is different -  today was lemongrass, eucalyptus and wild orange… Our sense of smell is massively underestimated! What we smell can completely trigger the way that we feel and ultimately effect our thoughts, which effect our emotions and therefore our energy. Aromatherapy is fascinating; I am no expert but I know enough to passionately push for the fact that scent can have an incredible impact on our mood, our emotional wellbeing and our health. So I take advantage of this daily and make this part of my morning ritual to ensure that there is productivity and energy in the way I face the morning.

3.     I boil the kettle and pour myself hot lemon water. I am very lucky that I don’t have issues with my gut or stomach but I care very much about my health in terms of food and the one thing that I know is very beneficial to do is to have a glass of hot water with lemon every morning before eating breakfast, so I treat my body to this.

Night time Rituals

1.      Richie and I love to cook together! Every night, after we put Jesse to sleep, we go straight to the kitchen to start chopping up some veggies for dinner. A sit down meal is extremely important to us; we have a small veggie patch in which we grow kale, silver beet, and an array of other herbs.. Every night we pick something from our garden. I think this always grounds us and makes us mindful of where our food comes from… which is so easy to forget nowadays with readily accessible products that come nicely package and washed!

2.     As my days are generally filled with a mixture of meetings, phone calls, emails to attend to and an 8 month old, nights are really the only moment I get to sit down properly, take a breath and get my thoughts together before the next day. Once I have finished doing my writing or last minute emails and work, I make it a ritual to take a nice warm shower and put lavender oil drops in the corner…this is so relaxing and I find myself looking forward to it every night.

Tiles of Ezra Natural Unglazed FL005 zellige moroccan tile.jpg

After this, I make sure the lights are dimmed in the bedroom. We have side pendants from India which when turned on create an extremely moody and relaxing space.

3.     I like to crawl into bed with tea, maybe sometimes even a dessert (who am I kidding.. I have dessert every night!) , and my iPad/book to relax and wind down. At the moment, I am watching ‘Girls’ and I am hooked! Tea in hand, a baby asleep and the lights dimmed low…It’s a moment that quite simply does not get old!

These practices, however small or insignificant they may seem, are little steps I take to ensure that I keep myself sane and happy! What are your favorite morning and evening rituals? I would love to hear all about them!

Art in the home and what it can do for you!

We are not robots, and so our homes should not be composed in an identical manner. Each home has a different occupant, with his or her own unique aesthetic, tastes, experiences and love for art.. I always encourage clients to stay away from trends and to embrace their individuality! For this reason, art should be original for each client. I believe that there is something so incredibly refreshing and powerful to know that the piece hung on your own wall is exclusive to you, reflecting and feeding from the exact space it sits within.

Bring freshness to the art you already have

As a practicing designer, if I am partaking in a full furniture package for a client, I absolutely will be expected to and also wish to partake in the selection of art - from sculptures to curated pieces or selections of ready-made items. I often utilise specific art pieces the clients already have and reframe them, bringing new life and a fresher look to those pieces. Often the actual art is incredibly interesting and stunning however the frame its sits within doesn’t best showcase the unit. With a simple reframe, you can make a vast difference!

Just like with design, there is no such thing as right or wrong when it comes to selecting art.  Art is so personal. However, when designing and having to select art for my clients, I always respond to the general aesthetic, vibe and colour scheme that I have employed throughout the space. This completely directs me in saying yes or no to the countless pieces I search through. Tonal qualities and colour are also huge aspects to consider with this - it is not solely about you loving the art piece but how it integrates aesthetically into the design of the home. Another key aspect to take into regard is the size of the piece. Sometimes I just know the wall needs a monster; something dramatic striking and large. At other times, I feel subtle and eclectic is more suitable – a wall of 10-20 pieces uniquely framed and clustered together can be equally effective and striking.

walls as art

The art pieces within my own home are always unique works that I have collected throughout my journeys, travels and overseas trips. I frame and hang unique textures and fabrics that have their own story as well as hand knitted macramé. I have hand made Moroccan mosaics which are installed in areas throughout my home, which I consider to be art. These walls add so much depth, history and beauty to our space. The art throughout my home has always had a personal narrative attached and has not been dictated by monetary value. The pieces each tell a unique story, and have been curated and specially selected for the space in which they nest.

I was recently asked what trends I have noticed with regards to art and interior design. I have definitely picked up that Australians are far more interested in using handmade products and are steering away from the massed produced, especially when it comes to art. This is evident in the creative use of materials and textures to create walls of art as opposed to hanging art; ultimately integrating these materials into the interior design of homes.  Although I generally hate the term "trend," there are the odd few that offer perpetual magic!  A great example of this is tiles. It is no secret that I am OBSESSED with Moroccan hand made mosaics.  They are huge at the moment and I think this comes down to their timelessness and their power to offer a point of difference in homes; a product that truely tells a unique story. My side project, Tilesofezra  (www.tilesofezra.com) have a beautiful range of Moroccan Zellige Mosaics. These are handmade creations that have been manufactured for centuries, sustaining the craft and tradition of Morocco and allowing for the end user to have a product in their home which adds drama, intense layering and a very bespoke aura; an aura that could not be achieved through using a mass produced tile.

In saying that, I am relieved to see Australians being more adventurous and unique in their styling selections and instead of following a trend or guideline, listening to their own intuition, unique aesthetic and following what genuinely excites them. If you take one thing away from this post, I hope it is the courage to embrace your own individuality when styling your home and selecting the art that goes in it! You won't regret it!

P.S - I would LOVE to hear what your favourite art pieces in your home are! Tell me all about them below!

Your Perfect Living Room

What is it about the living room that makes it such an important space in our homes?

The living room is the centre of our home; our daily interactions are based around entertaining, dining, relaxing and residing which all takes place in this particular area of the home. It's a space that every member of the house feels comfortable, shares in happiness and engages with one another.

The secret to a great living room

Personally, I tend to gravitate towards living and kitchen spaces; for me, it needs to provide a comfortable environment to look at AND to be within. In addition, a sun filled area is imperative - I can never get enough sunlight in a living room. I definitely believe each individual has his or her own style and aesthetic, so in my opinion ‘personality’ has a big role in a ‘great living room’. Accessorize and use specific colours that suit your own taste. Whilst saying this, an open plan design allows the overall feel of the space to be more inviting and less cluttered. An open plan living room means an integration of the kitchen with the family living…and so, this would mean no separation between the two spaces. As the kitchen is the core of all ‘coming together’  and the heart of the home, it is really such a beautiful concept to combine the two areas into one.

When designing the layout for an open plan space, I always like to play with placement of ‘dining’ and ‘lounging’ spaces. As so much entertaining takes place around an Island bench AND so often around a coffee table, I like to look at working against the conventional placement of the ‘grand’ dining table adjacent to the kitchen area. In some cases, when presented with more space, I will let the open kitchen run into the living, offsetting the dining area. In other cases, I like to combine joinery of the living room into the dining space – e.g  A floating shelf becomes a bench seat for the table.

Screen Shot 2017-04-10 at 12.34.52 PM.png

I often find clients do not appropriately utilize the size of their space through the furniture chosen – We can successfully create illusions of how large or small our homes are by the furniture we choose to style with. Using items that are too small for larger areas or alternatively furniture that is too big for compact spaces can completely ruin a gorgeous space. My rule is to make sure you can comfortably move between furniture, there isn’t too much space but you are not trying to squeeze in between either.

Smaller, separate living rooms

In smaller areas, we need to remember we are not disadvantaged, we just need to get a bit more creative and wise with our designs!

An integration of joinery with dining works wonders. This can be as simple as creating a bar seat in your kitchen island to allow for a more casual dining. Don’t clutter and choose your furniture wisely. Buy pieces that can be space saving and multifunctional!

In addition, be careful with colour; dark, bold or strong colour schemes will make spaces appear smaller. My advice would be to keep things bright and clean and integrate those eclectic items you like in small doses, that way they can be seen and shown off.

I often find that clients don’t know their style. They love EVERYTHING and so they tend to overclutter, which ultimately leads to a cramped vision and takes away from each piece. I call it ‘CTC - Culling the C*P! If you over-accessorize the interior, you do a disservice to your space and to the pieces you treasure most! CTC!!!!

FABULOUS FEATURE WALLS

I love making something a feature in a living room. My style is such a combined mix of modern meets eclectic. I Love Spanish, Italian, Indian, Asian and Moroccan styles and I work these together with a touch of 1950’s retro and modernism. It somehow works!

I  often tend to find myself working with artists to create custom art or buying one off pieces such as Balinese bed heads, Vintage artifacts or timber carved doors as a feature to hang on the wall in a living/dining space. In some homes, I have used gorgeous wallpaper to add to the vibe of the room, but it would have to really be something amazing and unique.

I think that's enough for you to digest for now.. Stay tuned for my post next week where I will carry on giving you the best tips on how to make your living room truly special!

6 Tips You NEED to Know Before Choosing a Builder!

ARE YOU THINKING OF RENOVATING? GEORGIA EZRA SHARES HER TOP 6 TIPS ALL AVID RENOVATORS NEED TO HEAR!

1. Choose your materials before getting prices from Builders!

STOP! Before you think about sending out those plans to get quoted, you need to choose every finish, fitting and material throughout your home. Plans are just simply not detailed enough and every element throughout your home (your sinks, tap-ware, basins, flooring options, door handles, tile scope etc) vary in cost from project to project. Without these detailed schedules, it is absolutely impossible for builders to accurately price your renovation.

Without this information you are lying in the dark, and your builders will still have hundreds of questions…It’s a “lose-lose” situation for all. The more transparency you bring to the quoting process, the less likely you will be faced with variation fees down the track, specifically when your builders are pricing on standard specifications. As a result, when you start choosing your materials you will learn that those higher priced items were ‘not allowed for’ and you can throw the original builders costs out the window - Sometimes you can be faced with 10’s of thousands in variation fees!

If you are better prepared and provide your builder with specifications, materials, finishes and fittings, they have to quote on those items - which means transparency, no budget blow-outs, less stress, reassurance and clarity of both the client and the builder. A “win- win” for all!

2. Learn to dissect your Pinterest board!

We all have a booklet or collection of inspiration images.. our dream kitchen or bathroom.. BUT when it is time to renovate, most of us struggle understanding what exactly it is about the images we love so much and HOW to make our spaces just like them - “the dream end vision.”

Learn to understand what elements about each image you like, dissect the image into material type and colour – e.g. flooring type, flooring finish and flooring colour, wall colour, bench-top finish, bench-top colour etc. This will allow you to break down the elements within your aspired space and recognize exactly what and how you wish to bring these into your own home.

3. Be realistic about your lifestyle and what is practical and functional for you and your family!

For most of us, renovating is a ‘one time only’ experience and so the pressure to do it right the first time can become overwhelming (to say the least!) We want our homes to look beautiful but most importantly they must be practical and functional for your family lifestyle.

Choosing a beautiful finish that will easily damage and quickly deteriorate is not necessarily the right answer for a family with young children. For example, although stunning, a cararra marble bench top will easily mark, scratch and stain after 1 week!

Make sure you are well informed about the materials you use and find out if they maintain well for years to come. Keep valuable questions in your mind during your research… Can the materials be cleaned easily, renewed if scratched or marked and how will they perform in the future?

4. On a shoestring budget? This is the time to be creative!

A small budget does not mean a simple result - get creative with your options and bring your space to life. Some of my best interiors had small budgets to work with, which caused me to think outside the box and become inventive with ways to apply materials as well as cleverly spreading budgets evenly over the overall plan.

We are all faced with the dilemma of wanting finishes that seem well beyond what we can afford. Don’t be discouraged as there are a number of ways to face your budget blues! I tend to suggest featuring a small area of a very nice material (that may be costly) and then collaborating this with something far more cost effective. i.e a feature tile splash-back in your bathroom with the rest being a more standard cost effective tile can give you a high end, beautiful end result. In the picture below, I created this gorgeous and effective splash-back using one of my all-time faves - the Tilesofezra aqua Morroccan Zellige Mosaic.

I also like to use cost effective tiles in creative ways. Use a subway tile in a herringbone pattern, use soft colour tones, like a soft blue and you will create the high-end wow factor you desire!

5. There is no such thing as right or wrong design, only your design!

I’m often asked to talk about ‘trends.' I don’t like this word at all. I believe every individual has his/her own unique style, taste and aesthetic.. following trends based on magazines, TV shows and what other interior designers are doing does not lend to expressing ones individuality! I say embrace your personal connection with styles, furniture, decorative pieces and colors and when insecurity creeps in your decision making, remind yourself that it is all subjective -there is no such thing as right or wrong design, only YOUR design!

6. Compare apples with apples!

When sending out your plans and specifications, I highly recommend allowing 2 to 3 builders to provide quotes. This way you are able to ensure that the prices that come back to you are competitive and that you are not being fooled. We are not builders and we are really relying on their professionalism and advice to guide us on this daunting experience. This comparison also ensures all builders’ quotes include the same allowances for these items, so you can easily compare quotes -  ‘apples with apples’.

I hope this helps!

What are your other concerns about renovating? Have you had any nightmare experiences you want to share? Let's chat about it in the comments section below!

What the last 6 months have looked like for me!

The past 6 months have been a massive learning curve as well as incredible adventure for me! I made the very hard decision to temporarily put GABBE (my interior design studio) on hold so that I could have some real time and what I call ‘emotional freedom’ from my full time work whilst caring for my first child. I love my job and I love my clients, but deep down I had an underlying dream that always got put to the side due to time restraints with running 3 small businesses simultaneously. This time off was tremendously vital for me to get pen to paper and start scribbling down all of my ideologies which have been so relevant to my life as well as my design processes with my clients..

In my new book "A Healthy Home A Healthy You," I write:

This book is dedicated to my son Jesse Aaron Morris: who gave me the permission to listen to myself, go for my dreams and live the healthiest version of my life.

There is so much truth in my dedication. The space I gave myself as well as bringing my beautiful son in my life put so much into perspective and allowed me to fully explore some long time passions.

Back in 2015,  Richie and I were living in an apartment which effected our emotional and physical health/well being. The apartment was south facing and sandwiched between two very tall buildings. The space was always cold and dark, the apartment was ridden with rising damp, mold started growing on our clothes and you could smell the bacteria in the air. Our lives were affected in so many ways during this period. My first hand experiences lead me to this powerful knowledge that we hold yet completely underestimate. The more and more I thought, lived, experienced, listened, heard and looked around me, the greater I realized how intrinsically connected our mental wellbeing was to our home.

3 months of pen to paper, I now have a self published book ” A Healthy Home A Healthy you” and already the book has been so well received… I am flattered by the responses from readers who have bought the book.  This book drastically helped me as well as so many thus far, I know this is an area all – not just interior lovers - need to learn about.

Richmond house tour: GABBE & Tilesofezra are making waves on EST with paired-back simplicity

Studio Ezra Interior Style Living room sofa persian rug modern.jpg

It still feels surreal every time a project of mine is featured in a magazine or on a show. Today I’m feeling incredibly lucky and honoured to have again had my work featured in EST magazine - this time a renovated home in Richmond.

Studio Ezra Tiles of Ezra FL006 Aqua kitchen splashback.jpg

This interior features two of my passions, GABBE design as well as some of my magnificent tiles from Tilesofezra. This project was heaps of fun and by using a paired-back approach, I was able to let the home’s true essence and character shine through. I am totally obsessed with the end result and I feel so humbled that the incredible EST (I am independent and in no way asked to promote EST, I truly love and respect the publication) have acknowledged the magical allure of the home.

Take a look HERE, have a read and get invigorated and if you’re really feeling inspired why not why not get the look at www.tilesofezra.com!

The #1 key to embracing your own individuality when decorating your home

The word trend is one of the most disliked words within my vocabulary.

Going against the tide is ingrained in my soul, and so often I find myself looking for ways to express creativity and ideas in formats I have never seen nor experienced before.
— Georgia Ezra, as seen in A Healthy Home, A Healthy You

One of the many reasons that I absolutely adore my home is that it is a true reflection of MY style, not necessarily what is "on-trend" per se. Being in my home makes me feel extraordinary and every day without fail, I feel so blessed and appreciative that I am able to live in a space that I love! It is this sense of happiness that translates into many other spheres of my life.

Watch the video below to discover how you can embrace your own individuality when decorating your home.

How to embrace your own individuality when decorating your home

BUT.. for many of you, identifying and showcasing your individuality is still not simple. If you feel overwhelmed with this topic, my guide "A Healthy Home, A Healthy You" is perfect for you. The guide can provide you with easy to follow tips on how to identify what your own style is and how to make sure your home epitomizes what it is that you love so much. ALL ACCESS: Healthy Home, Healthy Plate with Georgia Ezra & Jessica Sepel

Healthy Home, Healthy Plate with Georgia Ezra & Jessica Sepel

Birds of a feather flock together; this could not be more relevant to myself and Jess. Essentially we both live and breathe health. We both identify with how important a healthy mindset is - healthy nutrition choices together with healthy environments have an unbelievably positive effect on a person's mind, soul and wellbeing. There are so many benefits in creating healthy and beautiful living spaces and environments - and it starts with YOU, in your home with what you surround yourself with as well as on your plate, with how you nourish your body and your soul.

Last month, myself and Jess made magic happen with a unique, exclusive and intimate event "Healthy Home, Healthy Plate." The aim of the discussion was to highlight the importance of a detoxified and decluttered space for a healthy mindset and lifestyle, and furthermore how we can apply these beliefs in the kitchen.

We hosted the soiree at my home, a space which I feel truly exemplifies me, what I love and a space that is MY personal escape. The evening turned out to be so much more than just a discussion. Being able to spend time with like-minded individuals, who all appreciate how vital it is to identify these obstacles that stand in the way of us living the lives we truly want and desire, is priceless. It was a beautiful affair filled with love, knowledge and GOOD VIBES (and lets not forget the yummy food we devoured either!)

Miss out on the special event?

I get it - life happens and sometimes we miss out on amazing events. If you did miss out, make sure you get yourself a ticket to the next one. You can also see a bit of what went down below.

say whaaaat?

Have a look at what one of our lovely attendees had to say!

I knew nothing about the Interior Designer who was hosting the event and I was skeptical of how practical her advice was going to be. I absolutely loved it! She spoke about the importance of reducing “noise” in your space. Noise is anything that drains your energy. It can be the accumulation of mail, books and junk that sits on your bench or dining room table. It causes a tightness in your chest and you think “I really must fix it/ move it/ throw it out when I get a chance” every time you pass it.

Yesterday I decided that I was going to clean - like a crazy person - and restore some order back into my space. I was so inspired that I even cleaned the skirting boards, walls and light switches! I threw out any toys that were broken or hideously ugly, packed up a whole heap of clothes and even steam cleaned the couch.

I sent messages to the friends that I had attended the event with (feeling very pleased with myself) and they had been doing the exact same thing!
This morning I woke up and felt a wonderful sense of calm.

HOT TIP

However, if what I touched on before about healthy homes or about creating healthy habits remotely struck a chord with you, I implore you to have a look at my ebook "A Healthy Home, A Healthy You." It will change your life more than you know by getting to the source of what's stopping you from achieving the home you truly desire! With the help of customised worksheets and tips, it will provide you with the tools to make the necessary actions actually stick! Have a look at the book here.

Are there any other events you would be interested in attending? What topics do you feel you want to learn more about? I want to hear from YOU peeps!

Magnificent Melbourne home by Georgia featured on EST

It’s not every day that one’s work gets featured on one of the best design platforms in the business – EST magazine. I adore EST! It epitomizes stunning, contemporary, cutting-edge design and has always been a major source of inspiration to me.

I feel so fortunate to have had my design on this Melbourne home showcased. What’s even more special is that I had the opportunity to incorporate my gorgeous, mosaic tiles from my side project Tilesofezra (available at www.tilesofezra.com) into this project.

Be sure to take a look at this space that truly embodies what we love at both GABBE design as well as Tilesofezra!
